Many of us think about making home improvements but what are the best investments that you can make in order to increase the resale value of your home? Find out more with our top tips:

1. Spend money on the kitchen. With more and more people taking an interest in hosting dinner parties and get togethers, for friends, family, work and networking, the kitchen has become vital. It's worth spending a little bit extra on your kitchen, as this can really add value to your home.

2. Make sure your bathroom is fit for a King. When potential buyers look round a new property they often like to imagine themselves relaxing - make sure that your bathroom has a calming influence on visitors.

3. Got a garden? Make the most of it! The garden can provide a real focus for relaxation but only if it is inviting. You don't actually need to spend thousands on getting your garden looking perfect - just make sure that it's free of weeds and has year-round colour. Try to provide somewhere in the garden where potential buyers can imagine themselves sitting down to a beautiful outdoor meal.

4. Spruce up your decor. It's amazing how a lick of paint can completely transform the dullest of rooms. With the clever use of mirrors and lighting you can also make small rooms of your home feel surprisingly spacious.

5. Get an estate agent (or real estate agent) to value your property and give tips on how you could increase the value of your home. Most estate agents will give a free valuation for you. This is one tip that many people overlook.

6. Take a look at other people's homes. This may seem like a strange thing to suggest, but you can get some great ideas by looking at what friends, family and colleagues have done in their own homes. Have they come up with some great ideas that you could tweak for yourself?

The great thing about making the sort of improvements suggested above is that you will not only be increasing the value of your home, should you look to sell it in the near future, but you'll also improve your daily surroundings. You don't need to spend big money in order to make significant home improvements - remember that it's the quality of the improvements that matter most.
